Why buy a property in Javea?

Javea is split into three distinct areas, the Port/Old Town, the Arenal Beach, and then the urbanisations of Javea, stretching from Cap de Nao on the coast to the Montgo. Each of these areas brings with it a different living experience.

Old Town of Javea and the Port

The Old Town of Javea and the Port are the original parts of Javea, and the old town still maintains its original charm and the narrow side streets take you back in time when there were no cars, with transport being on either horse or donkey. You can spend many an hour walking around the streets of the old town on a summers evening, stopping at one of the many bars and restaurants around the area, whilst watching the world go by. 

The Port still has a small fishing fleet, with the boats arriving and unloading their catches for sale in the local market. There are a few small hotels in the port, these are boutique and small hotels. 

Properties for sale in Javea, Spain in the Old town and the port range from Apartments to very large townhouses, with prices starting from €180,000 for an Apartment and €400,000 for a Townhouse. 

Stretching from the Port to the Arenal is the more commercialised area of Javea, where you can mainly find Apartments for sale in Javea, this is known as Montañar which covers the area from the port to the Arenal area. Apartments start at around €250,000 to €995,000 depending on the location and aspect. 

The Arenal is the commercial area and the main sandy beach of Javea, most properties in this area are Apartments and commercial premises, with a wealth of bars and restaurants. Apartments here start from around €200,000 to €1,000,000 depending on the location and aspect.

The remaining areas of Javea are all urbanisations, from the Montgo (just on the edge of the Montgo National Park) to the Cap de Nao lighthouse, each of these urbanisations is detailed below, Villas in these areas start from €280,000;

Castellans, Javea Properties for sale, Javea Villas for sale, 

This is the closest area to the old town of Javea, properties for sale in Castellans are generally, country houses or Finca´s. The properties are usually full of original features, with terracotta floor tiles, tosca arches and walls. The Tosca used in these properties was generally mined/cut from the beach area of Javea. This is predominantly a Spanish area as properties generally tend to remain within the families.

The Valls area is probably one of the best zones within the Montgo district. The average plot size is around 1,500m2, so the properties are generally private and have some of the best Winter and Summer sun in Javea. To the rear of the Valls area, the Montgo mountain reaches some 750m in height, which makes for a stunning backdrop to the properties in the area. There are restaurants along the Valls road which stretches to Jesus Pobre and Denia.

The area of Custa San Antonio Javea is accessed through the Javea Port or by the Javea to Denia road over the Montgo mountain and National Park. Given the elevated position and limited amount of land, Villas for sale in Cuesta San Antonio are some of the highest-priced properties in Javea. It is however only a short walk to the Port of Javea, with its wealth of bars and restaurants.

The Urbanisation of Tosalet Javea is the only one in Javea with its own website, Tosalet.com, where you can find information on the Urbanisation. All property owners on Tosalet pay a community charge which contributes towards an office, 24hour security, security cameras, and street lighting.

Puchol is known for its Windmills, also known as Els Molins, which were built in the 11th century, like Custa San Antonio, you can walk to the Port of Javea within about 10 minutes.

The urbanisation of Rafalet is very popular with international buyers, given its close proximity to the International and Spanish schools.

Toscal is located between Cap Marti and Tosalet. Properties in this area are in high demand due to their close proximity to the Cala Blanca and Arenal beaches as well as large supermarkets. This makes properties in Toscal to be perfect for investors who wish to purchase a property for the purpose of renting it out during the summer months.

The urbanisation of Pinosol is only a 5-minute drive from the Arenal beach and the large supermarkets, Masysmas and Consum, as well as Pinosol park which is open 7 days, where there are BBQ facilities and a bar.

On the Montgo mountain, there are many villas, all located on 1,500m2 plots, these properties are mainly South facing, with a wonderful backdrop of the Montgo mountain, with views of the valley leading down to the coast of Javea. There are a very lñimited number of building plots remaining on the Montgo, as a result the price of Villas is at a premium.

The urbanisation of La Lluca is located close to the 9 hole Javea Golf Club, which is located between Javea and Benitachell. The average property size is over 300m2 on a plot of 1500m2. The concept of La Lluca was to build properties that served as family homes, with large rooms, and a minimum of 4 bedrooms and 3 bathrooms. Most properties have a south-facing plot.

La Corona is located alongside the Cuesta San Antonio area of Javea and has the second-best location and views in Javea. The majority of the Villas in La Corona are South facing with spectacular views over the bay of Javea to the Cabo de la Nou
